Top-down construction was proposed to allow early construction of the ground floor slab, to improve shoring stiffness and accelerate the programme on this large-retained façade project.

Steel plunge columns were not feasible as they would have been too large to fit in the permanent below ground RC structure.

David and his team at Robert Bird Group designed the permanent works RC columns to be used as precast concrete plunge columns for offsite fabrication.
